Letting Guide for Landlords

If you’re thinking about letting, or changing your letting agent, take the time to find out your responsibilities as a Landlord and discover how we can take of many of these tasks on your behalf.

Some steps you must take before letting your property:
  • If you have a mortgage - inform your lender and get their permission. If you need to change your lender, we can give you advice.
  • If yours is a leasehold property, you may have clauses in the lease relating to what you may do. If you are unsure in any way, let us know and we can advise you.
  • Your buildings and contents insurance may not cover a letting. Either talk to your existing insurer or find a specialist that will provide cover while you are absent from the property - we can advise.
  • Safety regulation must be followed and maintained on a let property. We will help you comply with fire and furnishings regulations and arrange safety checks for gas and electrical appliances.

Taking care of the legal obligations is just part of the process. There are many other things you’ll need to do if you let privately. For example, you’ll need to advertise your property and be available to deal with enquiries and viewings. Then you’ll need to vet tenants, get personal and credit references and draw up contracts.

We can take care of these on your behalf and because we deal with many properties, we get better terms from tradesmen and other suppliers. This means that if for example a washing machine breaks down, there’s an electrical or plumbing problem, we can quickly organise a repair or replacement on your behalf.
