What’s the difference between a Managed Property and Let Only?

Managed Properties
are looked after throughout the tenancy by Doorknobs. Tenants simply report any repair or other problem to us and we take care of the problem on the landlords behalf. With a large number of properties under management, we have a number of specialist tradesmen working for us on a regular basis, so any problems can be sorted out quickly and efficiently.

Let Only means that we find a tenant for a property and the Landlord takes over the management and the tenant contacts the landlord direct. You will then deal directly with the landlord, paying them rent and contacting them with any problems you may have

How long will must I wait from finding a property to moving in?

Please try to allow up to 14 days. Although we do try to work faster and know that you are anxious to move in, we must allow for references to be taken and while we ask for them quickly…we have to wait for replies! Sometimes of course, you may have to wait for the previous tenant to move out – but you’ll know about that in advance and there’s often a couple of days required between their exit and your entrance so that any necessary work on the property can be undertaken.

What references do you take?

We take a credit reference that shows your credit worthiness and any history of judgments against you. We will also ask your employer to verify your salary and, if appropriate, get a reference from a previous landlord. Discuss with your negotiator any problem you anticipate, for example if you are self-employed or have had financial problems that are now behind you. It is possible to solve issues like these if we know about them from the beginning.

How much will the deposit be and what happens to it once it is paid?


Your deposit will be equal to six weeks of the rent. This is held by Doorknobs in teh government scheme, The Deposit Protection Service (DPS) and remains there through out tenancy. When you move out your Doorknobs will arrange a final inspection to ensure that the property has been left in a good condition. Provided that everything is satisfactory and that the keys have been returned and the rent due is up-to-date, we will refund the deposit to you by cheque or by direct transfer into your bank account, through the DPS.

How do I pay rent?

Rent should be paid monthly by standing order/direct debit from your bank. We ask you to set this up so that it is withdrawn from your account three working days before your rent due date so that it arrives on time. Under certain circumstances we can vary the payment method and this can be discussed when you register for property details.

Who pays council tax and utility bills?


You! In all fully managed properties we will let the council and the utility companies know that you are moving in and that you will be responsible for opening an account in your name. We will agree meter readings with you at check in and at check out, so that there is no confusion over liabilities.

How much notice must I give when I want to move out?

If you are not a fixed term tenant you must provide one month's written notice of your intention to vacate on or before your next rent due date.
