  1. A visit to and valuation of your property if required.
  2. Taking interior and exterior photographs of your property for marketing purposes.
  3. Writing a general description of the property; its facilities, location and advantages – proximity to transport and schools, etc.
  4. Erecting a “To Let” board – if permitted.
  5. Inclusion of your property on our website to include photographs, room descriptions and location details. We are usually on the first page of the world’s largest search engine, Google, for properties to let in Tunbridge Wells and your property may even feature as our “Property of the Week.”
  6. Cross-referencing your property with prospective tenants who have registered their requirements with us.
  7. Advertising your property if necessary.
  8. Interviewing prospective tenants for suitability prior to arranging property viewings.
  9. Drawing up legal documentation when a suitable tenant has been found.
  10. Carrying out a full credit search, including County Court Judgements, on all tenants together with obtaining employers, personal and previous Landlord (if applicable) references.
  11. Calculate a credit score in relation to rental liability based on 10 above.
  12. Arranging a guarantor agreement if the credit risk is high.
  13. Verify tenant ID from Driving Licence, Passport or other ID Card.
  14. Holding a deposit as agent for the Landlord against any damage, breakage and unpaid termination accounts.
  15. Preparing a written inventory of the contents of the property and its fittings.
  16. Making a photographic record of the condition of the property and its fittings to support the integrity of the written inventory.
  17. Ensuring that the new tenants transfer utilities (gas, electricity, water) into their own name(s) together with phone services if applicable.
  18. Advising the Council Tax Office of the new occupiers.
  19. Checking the tenants into the property.
  20. Undertaking periodic management inspections and sending the landlord a written report.
  21. Organising any day-to-day maintenance and minor repairs to the property.
  22. Arranging for Landlord Gas & Electrical Certificates at advantageous “group rates”.
  23. Collecting rent monthly and forwarding according to your instructions. (Less tax for non-UK resident landlords).
  24. Sending you a monthly statement itemising details of income and expenditure.
  25. Payment of utility bills, service charges, ground rent, etc. for vacant periods if necessary.
  26. Forwarding of landlord’s mail and/or previous occupier’s mail.
  27. Liaising with your Accountant and/or Solicitor upon request.
  28. Numerous additional services overlooked in the above!
